Geographic farming works when it is consistent and measured, and dies when it is neither. How to run mail like a system with receipts instead of a hopeful monthly ritual.

Geographic farming has minted more listing agents than any other marketing there is, and it has also burned more marketing budgets than anything except bad internet leads. The difference between the two outcomes is rarely the postcard. It is consistency and measurement.

Pick the farm with math, not vibes

A farm lives or dies on turnover. A neighborhood where four percent of homes change hands every year feeds an agent; one where nobody moves starves them, no matter how beautiful the mail is. Before committing a year of budget to a zip code, you should know its turnover rate, its price band, and how entrenched the competition is. That is arithmetic, not intuition, and your tools should do it for you.

Plan the year, not the month

Farming compounds. The owner who lists in month eleven does it because the first ten pieces made your name familiar. That only works if the pieces actually go out, which is why the plan should be a year on a calendar, drafted in advance, not a monthly scramble. Skipped months are where farms quietly die.

Demand receipts

Most farming money is spent blind: mail goes out, listings eventually happen, and nobody can honestly say whether the two are connected. They can be connected.
